Sprawled across a generous corner lot is a home overflowing with warmth and historic detail throughout, with an enchanting Tudor facade, leaded-glass windows, and tranquil grounds, 850 Cragmont Avenue is a neighborhood standout. Set in the Berkeley Hills just off of Marin Avenue, zipping down to Solano Avenue amenities or accessing freeways is easy.

The arched front door fits the theme of the home, with a grand entryway featuring a curved staircase, tall ceilings, and a glimpse into the living spaces that await. To the left is the living room; it is consistently illuminated by window light on all sides, and feels airy with cathedral-style ceilings featuring wooden-beam detail. A wood-burning fireplace grounds the space, complemented by a unique mantel.

Through the double glass doors, across the entry is the formal dining room, with a new chandelier, and seamless connection to the kitchen making it easy to interact with guests while prepping. Period-style tile countertops and cabinetry make the kitchen a charming space, while a peninsula overlooks a nook off the dining room. The laundry room is nearby with side-by-side machines, and a door out to the stone patio. Here is where you will enjoy countless outdoor meals and moments taking in the tranquil grounds. There is a full bath and bedroom on the main level, which could also make a perfect study.

Meandering up the beautifully curved staircase, more leaded windows light the way. Two suites await, the first being expansive, ideal for a striking primary or to accommodate two children. Berkeley lighting sconces adorn the walls, and the room has two distinct closet spaces. One has a built-in vanity and sits right off the full bath completed with cheery yellow tile, and a shower-over-tub. The second suite sits across the hall, and just like all the rooms has its own unique charm with a cozy nook leading out to a private balcony.

The lower level contains a fully equipped in-law suite with plenty of space for comfortable living. With its own exterior entry and access to the back portion of the yard, it is easy to enjoy some separation from your guests when desired. The large living space has a fireplace and is open to the kitchen. Two rooms allow for the option to have an office and bedroom, while a full bath completes the in-law.

It isn’t often that you feel the warmth of a home instantly upon entering and continue to be charmed at every turn. Situated on a magnificent corner lot in the desirable Cragmont neighborhood close to Tilden Park hiking, Gourmet Ghetto eateries, and Solano Avenue shops, 850 Cragmont is a rare find. Spend leisurely weekends exploring the nearby Berkeley Rose Garden or Lake Anza, this is Berkeley living at its finest.

Neighborhood Gallery

850 Cragmont Avenue

North of Downtown and west of University of California, Berkeley is North Berkeley. This town is popular among commuting students due to the quick and easy commute the location offers. The neighborhood of North Berkeley is the home to two popular parks in the city of Berkeley. The first one is Berkeley Rose Garden. This park features a huge garden with amazing views of the Golden Gate Bridge and the San Francisco Bay. The other park is the Live Oak Park, a wooded area that features recreational fields, playgrounds, and walking trails.

North Berkeley is known for its wide variety of food and drink choices. In town, there are plenty of restaurants and bars to visit, many of them highly rated. Restaurants include Chez Panisse, Grégoire Restaurant, Nico's 1508, FatApple's Berkeley Restaurant and Bakery, and Crepevine. Bars in the area include Pacific Standard Tap Room, Tupper & Reed, Albatross Pub, and Kip’s Bar and Grill. North Berkeley is a great place to live especially if attending college and living near other college students is a priority.
